Tenant screening without the guesswork

Background and credit checks, income you can verify, and a reference from the last landlord — all attached to the application.

Most bad tenancies were predictable at application time, and the reason they got missed is that the evidence arrived in four different places: a report in an email, a paystub as a photo, a phone call nobody wrote down, and a number the applicant typed into a box. PlainSight puts all four on the application and cross-checks the ones that can be cross-checked.

Background and credit, with consent

Run by Checkr, and the applicant gets their own copy.

  • Applicant consents inside their application
  • Checkr runs the background and credit check
  • The applicant is emailed their own copy directly
  • The result lands on the application, not in your inbox

Income you can actually verify

A stated income is a claim; a paystub and a bank file are evidence.

  • Paystub upload, parsed for gross and net
  • Bank transaction file analysed for recurring deposits
  • The two figures cross-checked against each other
  • Rent-to-income ratio shown next to the result

The previous landlord, on the record

A questionnaire beats a phone call nobody wrote down.

  • Tokenized link sent to the previous landlord
  • No account needed to answer it
  • Answers attached to the application

Decide on the group, not one person

Co-applicants are one household and one decision.

  • Every applicant verified separately
  • Reviewed side by side
  • Approve or decline the lease as a group

Frequently asked questions

Does the applicant know they are being screened?

They consent to it inside their own application, and Checkr emails them their own copy of the report directly. Screening someone without their knowledge is not a thing this software will help you do.

What if the paystub and the bank data disagree?

You are told they disagree, which is the useful outcome. The two figures are compared against each other and against the rent, so a number that does not corroborate is surfaced rather than averaged away.

Can I override a screening result?

Yes. Screening is evidence for your decision, not the decision — the resolution is enforced so it cannot be skipped by accident, and can be overridden deliberately.

What does screening cost?

The account and the application flow are free. Screening reports carry a per-use fee, because they are a real cost passed through.
