Who you are agreeing with

These terms are an agreement between you and Kismet Software LLC, a Utah limited liability company doing business as PlainSight (“we”, “us”). By creating an account or using the service, you agree to them.

The service

PlainSight is a property-management platform for landlords and renters: listings, leases, rent collection, applications and screening, maintenance, and messaging. It is a record-keeping and payments tool — not a law firm, a bank, or a party to your lease.

Electronic signatures

PlainSight renders rental agreements from the terms a landlord enters and lets landlords and renters sign them electronically. By signing, you consent to using electronic records and signatures under the federal E-SIGN Act and the Utah Uniform Electronic Transactions Act (Utah Code 46-4), and you agree that your typed name, account, and the recorded time, network address, and document fingerprint together constitute your signature. PlainSight is not a party to any agreement signed on the platform and does not give legal advice; landlords are responsible for the content of their agreements and addendums and for their enforceability where the property is located.

Your account

You're responsible for the accuracy of what you enter and for keeping your login secure. Landlords are responsible for complying with the landlord–tenant, fair housing, and screening laws that apply to them, including FCRA obligations around adverse decisions.

Payments

Where bank (ACH) payments are enabled, they are processed by Stripe under their terms. Otherwise payments are made directly between renter and landlord, and the landlord records them here. Payment records in the ledger reflect what the platform observed or was told; banks can return or dispute payments, and the ledger will reflect reversals.

Screening and verification

Background and credit checks are performed by Checkr with the applicant's consent. Income figures extracted from applicant-provided documents are automated extractions offered as a convenience — verify independently before relying on them; they are not a consumer report.

Acceptable use

Don't use PlainSight to break the law, harass anyone, upload content you have no right to share, or probe the platform's security. We may suspend accounts that do.

Liability

The service is provided as-is. To the extent the law allows, PlainSight is not liable for disputes between landlords and renters or for decisions made using information on the platform.
