Property management software that keeps everything in plain sight
One place for the whole landlord–renter relationship: the listing, the lease, every payment, every request, every conversation.
Most property management software is built for firms with hundreds of doors. PlainSight is built for independent landlords: list a property, invite your renter, and run the tenancy — rent, maintenance, messages, records — from one clean dashboard that both sides can see.
Listings that sell the place
A real listing page for every property, no third-party site needed.
- Up to 25 photos per property
- Property type, beds, and square footage
- Amenity list with type-ahead suggestions
- Utilities-included shown up front
Leases with a paper trail
Draft the lease, invite the renter, activate it — every status change is recorded.
- Rent, due day, deposit, and term on the lease
- Multiple renters per lease
- Append-only history of every change
Maintenance on the record
Photo-backed requests with statuses instead of texts that get lost.
- Renters attach photos to requests
- Email alerts both directions
- Status workflow from filed to fixed
Every conversation kept
A per-lease message thread that is part of the tenancy's record.
- Chat tied to the lease, not a phone number
- Exportable transcript for records or disputes
Frequently asked questions
Who is PlainSight for?
Independent landlords with one to a few dozen units, and the renters who live in them. It is deliberately not enterprise property-management software.
Do my renters need an account?
Yes — you invite them by email, they create a free account, and they get a portal with the lease, rent payments, maintenance requests, and messages.
Can I collect rent through PlainSight?
Yes. Renters can pay by ACH bank transfer (with autopay), or you can accept Cash App, Zelle, Venmo, or checks and record them on the ledger so the record stays complete.
Does PlainSight handle tenant screening?
Yes — applications support background and credit checks (run by Checkr with the applicant's consent), income verification from paystubs and bank statements, and previous-landlord references.
